General Specifications

Site Work:

  • General site preparation, scrape and clean site for layout.
  • Establish grade for house layout and driveway.
  • Lot excavation not required for foundation pad.
  • Excavate for water and sewer line, complete lot clearing and hauling not included.

Foundation/Concrete:

  • Design and engineer foundation.
  • Slab height is 3’ or less including beam.
  • Set forms.
  • Supply and place select compacted backfill covered with 0.006 mil poly.
  • Supply and place steel reinforcement.
  • Supply and place 3000-psi concrete to 4" thickness, smooth finish.
  • Mortar underpinning.
  • Covered porch and patio set in place with foundation.
  • Estimate is based on current engineering standards for Hays County through A.T.S. Design.
  • Pump not included. If a pump is needed, additional charge is $825.00.

Building/Materials:

  • Wolminized base plates on all walls.
  • 2x4 SPF wood frame walls 16" O.C. interior and exterior.
  • Ceiling height is 9’ and as per plan.
  • Ceiling joists are 24" O.C. with rafters 24" O.C.
  • Facia is 2"x8" fir with 1"x4" drip edge.
  • Exterior siding is "Masonite" textured.
  • Windows are Alenco or equal, white aluminum frames, insulated glass, divided light with screens on all windows.
  • Exterior doors are metal with insulated glass.
  • Roof decking will be 1/2" OSB.
  • Doors selected form Builder selection.

Framing/Trim Labor:

  • Quality oriented experienced craftsman. Working job site foreman.
  • All framing will meet or exceed current building codes.

Roof:

  • Roofing will be 220 lightweight composition shingles installed over #15 felt.
  • Roof material is Genstar or equal using a dimensional shingle.
  • All metal valleys and venting are included.
  • Install low profile gravity venting.
  • Roof color selected from Builder selection.

Masonry:

  • White chopped rock with white mortar, coarse laid.
  • All masonry will be wall tied. Lintels will be 3/8" primed angle iron.
  • Masonry to be complete front. Rear will be siding. Sides will have 48" masonry wainscoat with water table.
  • Complete rock raised hearth and surround in family room.
  • Dropped rock ledge not included.
  • Rock ledge set at slab height.

Plumbing:

  • (1) 40-gallon LP gas water heater with hot water circulating system.
  • Fixture allowance: $1700.00.
  • Fixtures from Builder selection to include all baths and kitchen.
  • Supply LP gas to 1 range, 1 water heater, 1 furnace, 1 dryer, 1 fireplace and an outside barbecue grill.
  • Sewer system is a non-split drain.
  • Furnish and install (1) 320 gallon above ground LP tank, 10’ supply line and regulator.

Septic System:

  • Septic system should consist of an on site conventional gravity fed, lateral line system. Septic is determined by county officials based on "perk test" results. Any other type of septic system may require additional cost.

Water Well:

  • N/A

Fireplace:

  • Install (1) 36" metal fireplace in family room.
  • Unit complete with chimney, liner and cap.
  • Install fireplace for raised hearth.

Marble:

  • Cultured marble is selected by Owner (Venetian Marble or equal) and installed by Builder.
  • Lavatory tops will be cultured marble as per plan with recessed bowl and standard edge.
  • Cultured marble 5’x42" tub in master bath. (Whirlpool not included.)
  • Tub complete with 12" surround and skirt.
  • Furnish 1 cultured marble shower base, 42"x36" in master bath.

Electric:

  • Standard electric finish to code and plans.
  • Fixture allowance $1000.00.
  • Allowance includes all lights, fan/lights and decorative lighting for foyer, porch, dining, family room, bedrooms, bath kitchen, utility and study.
  • Service is single 200 AMP overhead and sized as per plan to include standard white plugs, switches, lights, fans, up to 5 phones and 5 cable outlets.
  • Install one dedicated electric circuit in study.
  • Pre-wire for basic 6 zone security system with once keypad located at utility.
  • Provide temporary construction electric service.
  • Install 4 weatherproof exterior plugs.
  • Electric plugs provided for garage.
  • Electric 220 power provided to 1 A/C unity and 1 dryer.
  • Install 2 circuits for LPD septic system or landscape.

Heating/Cooling:

  • Install 1 unity, nominal tonnage 3.5 minimum 12.0 seer.

  • R13 Kraft-faced batts on all exterior walls.

  • Install 1/2" DOW Styrofoam exterior sheathing behind siding and masonry.
  • DOW form plate sill on all exterior walls.

Drywall:

  • Install 1/2" sheetrock on walls.
  • Install 1/2" water board at all wet areas.
  • Install 5/8" fire code on all ceilings and common garage walls.
  • Prime all walls and ceiling before finish coat.
  • Tape, flat and texture "Monterey Drag" finish on walls and ceiling.
  • Garage walls and ceiling are textured.
  • All outside corners will have a square metal edge.
  • All sheet rock will be installed with screws.

Cabinets:

  • All cabinets, doors and drawers will be custom made and job finished.
  • Cabinets and doors are oak hardwood.
  • Doors are double square raised panel.
  • Hinges are concealed European style.
  • Door and drawer handle hardware not included.

Interior Trim:

  • Interior 6 panel Masonite "colonist" doors.
  • Paint grade 3 1/4" col. base, 2 1/2" col. casing.
  • All cabinet and built-in trim and installation included.
  • Closet shelving as per plan with 1"x4" supports.
  • One step 4 1/4" paint grade crown in kitchen, dining and master bedroom.
  • Furnish stain grade crown type mantle at fireplace.
  • All kitchen cabinets will have oak crown installed.

Interior/Exterior Finish:

  • Exterior overhang, facia, siding and trim will have 2 coats of paint, one color.
  • Interior walls and ceiling will be painted 2 coats, one color.
